Where Should I Live in Minnesota for New Construction Homes?

A couple called me last winter after spending three months touring resale homes and walking away from every single one feeling disappointed. The layouts were not quite right. The kitchens were outdated. One house had a bathroom that had clearly not been touched since 1994. Another had a finished basement that the previous owner had clearly done themselves on a weekend with no permits and questionable drywall skills. “Lesley,” the wife said, “we just want something nobody else has lived in. We want to pick our own finishes. We want everything to work correctly. Is that too much to ask?” It is not too much to ask. And in Minnesota, the new construction market is robust enough that buyers who specifically want a brand-new home have genuine and varied options across the metro area and beyond. But new construction is also a different purchasing experience from buying a resale home in ways that many buyers do not fully anticipate, and knowing where to look, what to expect, and how to navigate the process puts you in a dramatically better position than walking into a builder’s sales office without preparation. Here is a genuine guide to where and how to find new construction homes in Minnesota. Why Buyers Choose New Construction Before diving into specific communities, it is worth acknowledging why new construction appeals to buyers so strongly, because understanding your own motivations helps you evaluate the trade-offs honestly. The most common reason buyers cite is the ability to customize. In most new construction situations, particularly when buying early in a development before a specific home is built, buyers can make selections on everything from flooring and cabinetry to countertops, fixtures, paint colors, and sometimes floor plan modifications. The home reflects your choices rather than the accumulated decisions of previous owners. Low maintenance is another significant draw. A new home comes with new systems, new appliances, new mechanicals, and new structural components. The roof has never leaked. The furnace has never failed. The windows are energy efficient from day one. For buyers who have lived through the expense and stress of maintaining an older home, the appeal of starting fresh with everything working correctly and under warranty is genuinely compelling. Builder warranties provide a layer of protection that resale homes simply do not offer. Most new construction homes come with a one-year comprehensive warranty, a two-year systems warranty covering electrical, plumbing, and HVAC, and a ten-year structural warranty. These protections give buyers genuine peace of mind during the early years of ownership. Modern layouts and energy efficiency reflect current design thinking rather than the floor plan conventions of previous decades. Open concept main floors, larger primary bedroom suites, dedicated home office spaces, and energy-efficient construction standards are features that new construction delivers naturally rather than requiring renovation to achieve. The Twin Cities New Construction Landscape The Twin Cities metro has a healthy and active new construction market driven by continued population growth and strong demand for housing that has consistently outpaced existing inventory in many price ranges and locations. New construction in the metro falls broadly into two categories. Planned residential developments, where a builder or group of builders is developing an entire neighborhood or subdivision with multiple homes being built simultaneously over a period of months or years. And infill development, where individual lots within established neighborhoods are being developed with new single-family homes, duplexes, or small multi-family buildings, often on lots where an older structure has been demolished or on previously undeveloped land within an otherwise established area. Each type offers a different experience and serves a different buyer, and understanding which type aligns with your priorities helps focus your search effectively. Southern Metro: Where New Construction Is Most Concentrated The southern metro has historically been and continues to be the most active corridor for large-scale new construction development in the Twin Cities area, driven by available land, strong transportation infrastructure, and consistent buyer demand for newer homes in well-regarded communities. Lakeville is consistently one of the most active new construction markets in the entire metro and has been for the past decade. Multiple national and regional builders have active developments in Lakeville at any given time, offering everything from townhomes and twin homes in the $350,000 to $450,000 range to larger single-family homes in established and new neighborhoods ranging from the mid-$400,000s well into the $700,000s and above. Lakeville’s combination of strong schools, excellent community amenities, and continued investment in parks and recreational infrastructure has made it one of the most sought-after new construction destinations in Minnesota. Rosemount has emerged as another significant new construction market in the southern metro, with active development in multiple neighborhoods and a growing commercial and community infrastructure that is keeping pace with its residential growth. Its location in Dakota County gives it solid transportation access to both Minneapolis and Saint Paul, and its price points tend to be slightly more accessible than Lakeville for comparable new construction product. Prior Lake and Savage in the southwestern metro have active new construction markets alongside the natural beauty and lake access that define this area’s distinctive character. Development here tends to be somewhat more scattered than the dense corridor building happening in Lakeville, which can give individual developments a quieter and more spacious feel that some buyers specifically prefer. Farmington sits south of Lakeville and represents one of the more accessible price points for new construction in the southern metro corridor, with active development and a growing community infrastructure that has been attracting buyers who want new construction at a slightly more aggressive price point than Lakeville’s stronger brand commands. Northwestern Metro: Strong New Construction Activity The northwestern metro has its own active new construction corridor that rivals the southern suburbs in terms of development volume and buyer interest. Maple Grove continues to see active new construction alongside its already substantial existing housing base, with developments filling in remaining available land within the city and offering both townhome and single-family options across a range
