What Should I Check Before Buying an Older Home in Brooklyn Center, MN?

Title card for the article: What Should I Check Before Buying an Older Home in Brooklyn Center, MN?

The short answer

What should you check before buying an older home in Brooklyn Center, Minnesota? Check the ages of the roof, furnace, windows, and sewer line, test for radon, look closely at the electrical panel and the basement, and know what each one would cost before you write your offer. I'm Lesley The Realtor, a REALTOR® with Bridge Realty, and our team at Dream Homes Minnesota helps buyers in Brooklyn Center and across the Twin Cities buy older homes with their eyes open.

Here is the checklist we use, and how to turn it into a budget.

Why does the age of the home matter so much in Brooklyn Center?

The average home in Brooklyn Center was built in 1957, and one-story ramblers from that period are common. Most homes in the city are about 70 years old. That is not a problem on its own. Many of these homes have been cared for and updated over the years.

It does mean two homes at the same price can be very different buys. One may have a new roof and furnace. The other may need both in the next few years. The listing price does not tell you which is which. The inspection and the seller's records do.

What should I check first on a 1950s rambler?

Start with the four items that cost the most when they wear out:

  1. The roof. Ask its age, look for the receipt or permit, and have the inspector note its condition.
  2. The furnace. Ask its age and when it was last serviced. Ask about the water heater and air conditioning at the same time.
  3. The windows. Original windows in an older home can mean drafts and higher heating bills in a Minnesota winter.
  4. The sewer line. On an older home, a camera inspection of the line from the house to the street is a small cost next to a repair.

Then add the items that are easy to miss:

  • The electrical panel and wiring. Some older homes need updates before an insurer or lender is comfortable.
  • The basement. Look for signs of past water, and ask how the yard drains away from the house.
  • Radon. Testing is common in Minnesota. Ask for it during your inspection period.
  • Past updates. Ask which work was done with permits.

How do I budget for older systems?

Make a simple list for every home you are serious about: each big system, its age, and what it would cost to replace. Your inspector can tell you the condition, and a contractor can give you a quote during your inspection period if something looks close to the end.

Then look at three numbers together:

  • The full monthly payment: principal, interest, property taxes, homeowners insurance, and mortgage insurance if your down payment is under 20%.
  • The cash you will have left after closing.
  • The repairs likely in the first few years.

A home with a slightly higher price and newer systems can cost you less over the first five years than a lower-priced home that needs a roof and a furnace. We line these up side by side so you can see it.

What can I ask the seller to do after the inspection?

After the inspection, you usually have a few choices: ask the seller to repair something, ask for a credit toward your closing costs, ask for a lower price, accept the home as it is, or, within your inspection terms, walk away.

The right ask depends on what was found and on the market for that home. A roof near the end of its life is a fair item to raise. A list of small cosmetic notes usually is not. We help you decide which items matter and how to ask for them.

Which school district serves a Brooklyn Center home?

Brooklyn Center Community Schools serves part of the city, and neighboring districts serve other parts. The address decides which. Confirm the schools for any address with the district before you buy.

How do the roads and parks fit into the choice?

Interstates 94 and 694 meet in Brooklyn Center, and Highway 100 and Highway 252 run north and south. In a city of about eight square miles, most homes are close to one of them, but the drive at rush hour can still differ from one side of town to the other. Drive your real commute before you commit.

The city has 26 parks and a 20-mile trail system. If being near a park or trail matters to you, tell us early and we build your search around it.

What mistakes do buyers make on older homes in Brooklyn Center?

  • Falling for fresh paint and new floors. Cosmetic updates are easy to see. The roof, furnace, and sewer line are not, and they cost more.
  • Waiving or rushing the inspection to win. On a home around 70 years old, the inspection is the one look you get before it is yours.
  • Skipping the sewer camera. It is one of the most common surprises on older homes.
  • Spending every dollar at closing. Keep a repair fund for the first year.
  • Not asking for records. Receipts and permits for past work tell you more than the listing does.
