The method

How I Sell Your Minnesota Home

See how Lesley sells homes in Minnesota: pricing from real data, preparation and professional media, paid digital marketing, and a planned launch.

The short version

Most homes are sold the same way. The agent enters the listing in the MLS, puts a sign in the yard, holds an open house, and waits. That approach can sell a home. It rarely sells it for as much as it could, because it only reaches buyers who were already looking.

We do it differently. I'm Lesley, a REALTOR® with Bridge Realty, and we sell homes with a four-part plan. Each part has a job:

  • Equity. Price your home from evidence, so you lead the market instead of chasing it.
  • Presentation. Prepare and photograph your home so buyers want it before they visit.
  • Impact. Put your home in front of buyers who were not searching yet, with paid digital marketing.
  • Campaign. Launch on a schedule, with a plan for every showing, every offer, and every step to closing.

How do you sell a home for the best price in Minnesota? Price it accurately on day one, present it at its best, market it beyond the MLS, and negotiate every offer on both price and terms. The rest of this page explains how we do each one.

Equity: price from evidence, and lead the market

Your price is the single most important decision in your sale. It decides how many buyers come through the door in the first two weeks, and those two weeks decide almost everything else.

We begin with a comparative market analysis built from three sets of facts:

  • What has sold. Recent sales of homes like yours, as close to you as possible.
  • What is for sale now. The homes a buyer will compare with yours this month.
  • What did not sell. Listings that expired or were reduced, which show where buyers drew the line.

Then we walk through your home and adjust for what the data cannot see: the updates, the condition, the layout, the lot. You see every number and the reasoning behind it.

From there we choose a price with a purpose. A home priced too high sits, and the longer it sits, the more buyers assume something is wrong with it. A home priced with strategy draws more showings and stronger offers in its first days on the market.

You also receive a net sheet before you list: an estimate of what you will walk away with after your mortgage payoff and closing costs. Request your analysis on our home value page.

How I Sell Your Minnesota Home

Presentation: buyers decide online, in seconds

A buyer forms an opinion of your home from the first photo on a phone screen. If that photo does not stop them, they never read the description and never book a showing. Presentation is how we win that moment.

Preparation. Before any photographer arrives, we walk through your home with you and give you a written plan: what to fix, what to leave alone, and how to arrange each room. Most of it costs little or nothing. Clear the closets, because buyers open every one. Deep clean the kitchen and baths. Remove furniture that makes a room feel small. Take down personal photos, so buyers picture their own life in the space.

Basic maintenance. Small problems make buyers nervous, so we handle them early: smoke detectors, furnace filters, leaky faucets, torn screens, burned-out bulbs. For larger repairs you cannot do right now, written estimates from a contractor turn an unknown into a number, and buyers are far more comfortable with a number.

Professional media. Your home is photographed and filmed professionally, with attention to lighting and angles. A video walkthrough lets a buyer tour the home at any hour, from anywhere.

The words. We write the description to highlight what makes your home different, in plain language a buyer can picture.

Impact: reach buyers who were not looking yet

This is where our approach differs most. Listing a home and hoping the right buyer finds it is not a marketing plan. The right buyer may not be searching this week. They may not know your neighborhood exists.

  • Every major home search site. The MLS is the starting point. Your home also appears on the major consumer sites, including Zillow, Realtor.com, Redfin, and Trulia.
  • Paid digital advertising. We invest in paid social media advertising for our listings. A paid campaign reaches people who have never heard of us and were not yet searching, and it can be targeted to buyers looking in your area.
  • Video. A video tour holds attention longer than photos alone, and with advertising behind it, it reaches far more buyers than an open house can.
  • Your neighbors. We send just-listed mailers to the homes around you. Neighbors often know someone who wants to live nearby.
  • Printed brochures. Full-color brochures with a QR code are available at every showing, so each buyer leaves with your home in hand.

We report back to you on what the marketing is doing: how many people saw your home, how many showings were booked, and what buyers said.

Campaign: you do not list, you launch

A sale is a sequence of events, and each one works better when it is planned.

  • Before launch. Marketing starts before the home is active: a coming-soon sign, social media, and the mailers to your neighbors. The goal is for buyers to be waiting on day one.
  • Launch week. The listing, the media, and the advertising all go live together. Showings are scheduled at times that work for your household.
  • Feedback. After showings, we gather what buyers and their agents said and share it with you. If something needs to change, we change it early.
  • Offers. When offers arrive, we compare each one on price, financing, earnest money, contingencies, and closing date. The highest price is not always the best offer. With multiple offers, we help you decide whether to accept, counter, or ask for best terms.
  • Inspection and appraisal. Buyers may ask for repairs or credits after the inspection. We negotiate those with your bottom line in view.
  • Closing. We track every deadline with the title company and the buyer's side until the day you sign.

Minnesota sellers also have disclosure duties, including disclosing material facts about the property and what you know about radon. We walk you through the forms before your home goes on the market.

Let's build the plan for your home

Every home is different, and so is every seller's timeline. Tell us about yours, and we will show you what this plan would look like for your home. No pressure and no obligation.

Frequently Asked Questions

What do you do to market a home?

We list your home on the MLS and the major home search sites, use professional photos and video, run paid social media advertising, send just-listed mailers to your neighbors, and provide printed brochures at showings.

How do you decide the price of my home?

We prepare a comparative market analysis from recent sales, current listings, and homes that did not sell, then adjust for your home's condition and updates. You see every number before we choose a price.

Do I need to make repairs before listing?

Not always. We give you a written list of what is worth fixing and what to leave alone. Small maintenance items usually help, and large remodels rarely pay for themselves right before a sale.

What do Minnesota sellers have to disclose?

Minnesota sellers must disclose material facts they know about the property, and there is a separate radon disclosure. We go through the forms with you before you list. For legal questions, speak with an attorney.

How will I know what the marketing is doing?

We report back on how many people saw your home, how many showings were booked, and the feedback from buyers and their agents.
