What Is Your Minnesota Home Really Worth?

A real number for your Minnesota home, built from recent local sales and your home's actual condition, not a computer's guess.

Find out what your home is worth today

Lesley The Realtor, REALTOR with Bridge Realty

Your home is likely your largest asset, and knowing its real value helps you make better decisions, whether you plan to sell this year or you are only curious.

I'm Lesley, a REALTOR® with Bridge Realty, and we prepare free home value reports for homeowners across Minnesota.

How do I find out what my home is worth in Minnesota? The most accurate way is a comparative market analysis from a local agent. It compares your home to similar homes that sold recently near you, then adjusts for your home's size, condition, and updates.

Request your free home value report. Tell us about your property, and we will prepare your custom valuation and a selling strategy for you.

Why online estimates miss the mark

Online estimate tools are fast, and they are a fine place to start. They are also built on public records and formulas, which means they have never seen your home.

A computer does not know that you replaced the roof, finished the basement, or updated the kitchen. It also does not know about the busy road behind your fence. Those details can move your value by tens of thousands of dollars in either direction.

The same is true of your county's assessed value. That number is used to calculate property taxes, and it is not designed to tell you what a buyer would pay today.

How we calculate your home's value

A real valuation combines data with a trained eye. Here is what goes into yours:

  • Recent sales near you. Homes like yours that sold in the last few months, in your neighborhood whenever possible.
  • Your competition. Similar homes for sale right now, because buyers will compare yours against them.
  • Your home's condition and updates. Kitchens, baths, roof, mechanicals, and finished space all change the number.
  • Current buyer demand. How quickly homes are selling in your area and price range.

Then we walk you through the report so you understand the number and the reasoning behind it. You can read more about this step, which we call Equity, on our how we sell your home page.

You do not have to be selling to ask

Many homeowners request a valuation with no plans to move. Knowing your number is useful when you are:

  • Deciding whether to sell now or wait
  • Planning a move to a larger or smaller home
  • Thinking about refinancing or asking your lender about removing mortgage insurance
  • Weighing whether a renovation is worth the cost
  • Settling an estate or dividing property during a divorce

There is no cost and no obligation. If you decide to sell later, you will already have a plan. Our selling your home page explains what comes next, and our downsizing page covers moving to a smaller home.

Simple ways to raise your home's value

You do not need a major remodel to make a difference. The improvements that usually pay off are the modest ones: fresh paint, good lighting, clean landscaping, and repairs to anything that is worn or broken.

Before you spend money, ask us. We will tell you which projects buyers in your area will pay for and which ones to skip, so you put your budget where it counts.

Home values across Minnesota

Values move differently from one community to the next. A home in Woodbury does not follow the same pattern as one in Cottage Grove, Edina, or Maple Grove. That is why your report is built from sales in your own area, not a statewide average.

Frequently Asked Questions

Is a home value report really free?

Yes. There is no cost and no obligation. You receive a report based on recent sales near you, and you decide what to do with it.

How accurate are online home value estimates?

They are a rough starting point. Online tools rely on public records and formulas and cannot see your home's condition, updates, or location details, so they can be off by a wide margin.

What is the difference between a market analysis and an appraisal?

A comparative market analysis is prepared by a real estate agent to help you price or understand your home. An appraisal is prepared by a licensed appraiser, usually for a lender, to support a loan.

Is my county's assessed value the same as market value?

No. The assessed value is used to calculate property taxes. Market value is what a buyer would likely pay today, and the two numbers are often different.

Do I have to sell if I request a valuation?

No. Many homeowners ask because they are curious, planning ahead, or weighing a renovation. You are never obligated to list your home.

What increases a home's value the most before selling?

Usually the modest improvements: fresh paint, repairs, lighting, landscaping, and a clean, uncluttered home. Large remodels rarely return their full cost right before a sale.
