Sell Your Minnesota Home With Confidence
Sell your Minnesota home with a clear plan for pricing, preparation, marketing, and the offer that nets you the most.
Selling your home starts with a clear plan
Whether you are moving up, downsizing, or relocating, selling your home in Minnesota is a major financial decision. The right plan protects your equity, shortens your time on the market, and makes the process far less stressful.
I'm Lesley, a REALTOR® with Bridge Realty, and we help homeowners across Minnesota sell with confidence, from pricing to closing day.
How do I sell my home in Minnesota for the best price? Price it accurately from day one using recent nearby sales, prepare it so it photographs and shows well, market it widely online, and negotiate every offer on price and terms. Small preparation choices often lead to stronger offers.
What is my home worth?
Your home's value depends on its condition, location, recent sales of similar homes nearby, and how many buyers are shopping right now. An online estimate is a starting point, but it cannot see your updated kitchen, your new roof, or the busy road behind the fence.
We prepare a comparative market analysis built on real local sales, then we walk through it together so you understand the number and the reasoning behind it. Request yours on our home value page.
Pricing is the most important decision you will make. Price too high and buyers skip your home while it sits. Price strategically and you attract more showings and stronger offers.
Prepare your home: what to fix, and what not to fix
Small tweaks often lead to big returns, and some expensive projects never pay you back. Before we list, we walk through your home with you and show you:
- What buyers look at first, both online and when they walk in the door.
- What to fix, and what to leave alone. Fresh paint, good lighting, and small repairs usually help. A full remodel right before selling rarely does.
- How to prepare for photos and showings, room by room, so your home looks its best in the first few days, when interest is highest.
You receive a simple, written preparation plan, so you know exactly what to do and when.
Marketing that puts your home in front of more buyers
Most buyers find their next home online, so your listing has to stand out on a phone screen. Your home gets professional photography, a compelling description, and digital marketing that reaches buyers where they are already scrolling, alongside the traditional marketing that still works.
You can read more about how we market and sell homes on our how we sell your home page, including how we present your home at its best (Presentation) and how the launch reaches buyers (Campaign). For short videos on each step, see our seller video series.
Offers, negotiation, and what you walk away with
The highest offer is not always the best one. When offers arrive, we compare the price alongside the buyer's financing, earnest money, contingencies, and closing date. If you receive multiple offers, we help you decide whether to accept, counter, or ask everyone for their best terms.
After the inspection, buyers may ask for repairs or credits. We decide together what is reasonable and what is not, always with your bottom line in view.
Before you accept anything, you will see a net sheet: an estimate of what you will walk away with after your mortgage payoff and closing costs. No surprises at the closing table.
Selling in communities across Minnesota
We help sellers in communities across Minnesota, including Cottage Grove, Woodbury, Plymouth, and Brooklyn Park. Each market moves differently, and your pricing and timing should reflect your neighborhood, not a statewide average.
If you are planning a smaller next home, see our page on downsizing. If you are selling during a divorce, our divorce home sale page explains how we keep the process fair and calm for both owners.

Frequently Asked Questions
Do I need to make repairs before selling my home in Minnesota?
Not always. Focus on repairs that affect safety, function, or a buyer's first impression, such as leaks, broken fixtures, and worn paint. Large remodels rarely pay for themselves before a sale. We walk through your home with you and give you a written list of what is worth fixing and what to leave alone.
How long does it take to sell a home in Minnesota?
It depends on price, condition, location, and the season. A well-priced, well-prepared home attracts the most interest in its first few weeks. Once you accept an offer, closing often takes about 30 to 45 days.
What are closing costs for sellers in Minnesota?
Seller costs often include agent compensation as agreed in your listing agreement, title and closing fees, Minnesota's state deed tax, prorated property taxes, and any credits you agree to give the buyer. Your mortgage payoff comes out of the sale proceeds. We give you a net sheet showing your estimated proceeds before you accept an offer.
Can I sell my home if I still owe money on my mortgage?
Yes. Most sellers still have a mortgage. Your loan is paid off from the sale proceeds at closing, and you receive the remaining equity.
Should I sell before or after buying my next home?
It depends on your finances and your comfort with risk. Some sellers sell first and rent briefly, some buy first with a bridge loan, and many time both closings close together. We review the options with a lender to choose the safest path for you.
Do I have to accept the first offer I receive?
No. You can accept, counter, or decline any offer. We compare every offer on price, financing, contingencies, and timing, and decide together what serves you best.
Who pays the buyer's agent?
It is negotiable. Buyers now sign a written agreement with their own agent, and a seller may choose to offer compensation or a concession as part of a deal. We discuss the options and what tends to attract buyers in your price range before you list.
Do I need to be home for showings?
No, and it is usually better if you are not. Buyers feel more comfortable exploring a home when the owner is away. Showings are scheduled in advance, and you can set times that work for your household.
