Buying a home

How I Help You Buy a Home in Minnesota

See how Lesley guides Minnesota home buyers: get ready, learn the market, search with a plan, and close with confidence. Clear steps, no pressure.

The short version

Most agents start by showing you houses. We start by getting you ready to win one. The home a buyer loses is usually the one they were not prepared to write an offer on.

I'm Lesley, a REALTOR® with Bridge Realty, and we guide buyers through four steps:

  • Ready. Pre-approved and represented before you tour.
  • Educated. Clear on what your budget buys, and on every step ahead.
  • Aligned. Searching with a short list of what matters, not everything on the market.
  • Locked. Offer, inspection, financing, and closing, handled so the ending is calm.

What are the steps to buying a home in Minnesota? Get pre-approved, sign a written agreement with your agent, tour homes, make an offer with a purchase agreement, complete inspections and the appraisal, and close with a title company. Most purchases close about 30 to 45 days after an offer is accepted.

Ready: pre-approved and represented before you tour

Being ready means two things are in place before you walk through a single home.

Your pre-approval. A lender reviews your income, your debts, your credit, and your savings, and tells you what you can borrow. That letter does two jobs. It shows you what you can afford, and it shows a seller that you are a serious buyer. If your credit or savings need work first, that is useful to learn now. A good lender will give you a clear plan to get there.

We connect you with reputable lenders who explain your options plainly, including down payment assistance programs you may qualify for.

Your own agent. Before we tour, you and we sign a written agreement. It spells out what we will do for you and exactly how we are paid, so there are no surprises later. From that point on, we work for you, and only for you, in the transaction.

This matters most with new construction. The consultant in the model home works for the builder. Bring us with you on your very first visit.

How I Help You Buy a Home in Minnesota

Educated: know what your budget buys

I bought my own first home without anyone explaining the process, and I signed papers I did not fully understand. Our clients never buy that way. Before you fall for a house, you learn how this works.

  • Your real monthly payment. Principal, interest, property taxes, insurance, and any association dues or mortgage insurance. Property taxes vary by city and county, so two homes at the same price can cost different amounts each month.
  • Your cash to close. Earnest money, the inspection, your down payment, and closing costs, and when each one is due.
  • What your budget buys, and where. The same price buys a very different home from one Minnesota community to the next. We look at real examples, so your expectations match the market before you start touring.
  • The timeline. What happens between your first showing and getting your keys.

This step saves people months. Buyers who skip it often spend weekends touring homes they cannot buy or would not want.

Aligned: a search built on what matters to you

Looking at everything on the market is exhausting, and it leads to rushed decisions. We write down what you need, what you want, and what you can live without, and we search against that list.

When we tour, we point out what photos do not show:

  • The age of the roof, furnace, water heater, and windows
  • Signs of water in the basement
  • The street, the traffic, and the noise at different times of day
  • Association rules and dues, if there are any

We also read the seller's disclosures together. Minnesota sellers must disclose material facts they know about the property, and there is a separate radon disclosure. In Minneapolis and St. Paul, a city housing evaluation is usually available before you write an offer.

And we agree on strategy in advance: how much you will offer on a home you love, and where you will walk away. That decision is easier to make at your kitchen table than in a driveway after a showing.

Not sure where you want to live? Start with our pages on Woodbury, Cottage Grove, Brooklyn Park, and Maple Grove.

Locked: from offer to keys, with no surprises

Once you find the home, the work becomes a series of deadlines. We keep track of every one.

  • The offer. We review recent sales of similar homes so you know what this one is worth. Then we write a purchase agreement that balances price with strong terms: your financing, your earnest money, your closing date, and the contingencies that protect you.
  • The inspection. A professional inspector examines the home. We attend, review the report with you, and negotiate repairs or credits where they are warranted. If the inspection turns up something serious, you have choices, and we explain each one.
  • The appraisal and your loan. Your lender orders an appraisal to confirm the home's value. During this time, avoid new debt, large purchases, and job changes, because the lender checks your finances again before closing.
  • The final walkthrough. Shortly before closing, we confirm the home is in the condition you agreed to.
  • Closing. You sign your documents with the title company, pay your cash to close, and receive your keys.

If a problem comes up along the way, we look for another path before we let a deal die. When one client's financing stalled with a lender, we moved to a different lender, and the purchase closed.

Frequently Asked Questions

What is the first step to buying a home in Minnesota?

Get pre-approved by a lender. It shows what you can afford and tells sellers you are a serious buyer. Then sign a written agreement with your own agent before you tour homes.

Do I have to sign an agreement with a buyer's agent?

Yes. Buyers sign a written agreement with their agent before touring homes. It explains the services you receive and how the agent is paid.

How long does it take to close on a home in Minnesota?

Most purchases close about 30 to 45 days after an offer is accepted, depending on financing, inspections, and the appraisal.

What should I avoid doing before closing?

Avoid new debt, large purchases, and job changes. Your lender checks your finances again before closing, and a change can put your loan approval at risk.

What happens if the inspection finds problems?

You have choices. You can ask the seller for repairs or a credit, accept the home as it is, or, depending on your purchase agreement, cancel. We explain each option and negotiate for you.
