Your First Home in Minnesota, Explained Before You Shop

Learn how buying works before you shop, explained in plain words, so you know what you're signing.

Buying your first home? We'll walk you through every step

Buying your first home in Minnesota is a big milestone, and you deserve to feel excited about it. With unfamiliar terms, important financial decisions, and plenty of paperwork, knowing where to start can also feel overwhelming.

I'm Lesley, a REALTOR® with Bridge Realty, and we help first-time homebuyers across Minnesota understand the homebuying process and move forward with confidence.

Where should a first-time homebuyer in Minnesota start? Start by learning the process before you shop: get pre-approved with a reputable lender, understand the full costs of buying, find out whether you qualify for down payment assistance, and choose your own buyer's agent before you tour homes.

Before we tour a single home, we'll talk through each step, the costs to plan for, and what to expect. From preparing for your home search to making an offer, navigating inspections, and closing day, we'll explain everything in plain language and make time for your questions.

You don't need to have all the answers before you get started. That's what we're here for. Let's talk about buying your first home in Minnesota.

Why we teach the process before we look at a single house

When I purchased my own first home, no one explained the process to me. We walked into a builder's model home, and a sales consultant placed a stack of documents in front of us. Before we fully understood what we had agreed to, we were a homeowner. No one in that room represented our interests.

Everything worked out in the end. Still, we made a promise to ourselves that our clients would never buy a home that way.

So we start with how buying works, not with listings. Here's what we cover before you fall in love with a kitchen:

  • Your real number. Not what a calculator guesses, but what a lender approves and what monthly payment you're comfortable with. Those are two different numbers, and the second one matters more.
  • Your cash to close. Down payment, closing costs, earnest money, and inspection, so nothing surprises you later.
  • The timeline. What happens between "we're thinking about it" and getting keys, and how long each step usually takes.
  • What you'll sign. The purchase agreement, the inspection period, and the contingencies that protect you, explained line by line.

One more thing we tell every first-time buyer: never walk into a new-construction model home alone. The person greeting you works for the builder. Bring your own agent from the first visit.

You don't have to be ready to start

"Do we need an agent this early, or only when we're ready to make an offer?" we hear that a lot. The earlier we talk, the better your first offer will be.

One of our clients wasn't thinking about buying at all when we first spoke. She only wanted to understand how it worked. Once she did, the fear went away, and she decided to try. Two months later she was a homeowner. She cried at the closing table and kept saying she hadn't even planned on this.

Being curious is enough to start. Learning the process costs you nothing and commits you to nothing.

How much can I expect to spend when buying a home?

This is the question we hear most often, and it deserves a clear answer before you begin your search. Buying a home involves several costs that arrive at different stages, and knowing them in advance means nothing catches you off guard.

  • Earnest money. A good-faith deposit submitted with your offer. It is not an extra fee. At closing, it is credited toward your down payment or closing costs.
  • Home inspection. Paid during the inspection period, it gives you a professional assessment of the home's condition before you are fully committed.
  • Appraisal. Ordered by your lender to confirm the home's value supports the loan.
  • Down payment. Often far less than the 20% many people assume. Some loan programs allow as little as 3% down, and certain buyers qualify for even less.
  • Closing costs. The fees to finalize your purchase, which typically include lender fees, title services, prepaid property taxes, and homeowners insurance.

Early in the process, your lender provides a written Loan Estimate that shows your expected cash to close. We review it with you line by line, so you know exactly where every dollar is going.

Down payment assistance: you may qualify for more help than you think

Many first-time buyers are surprised to learn that help is available. Minnesota Housing, along with a number of city and county programs, offers down payment and closing cost assistance to buyers who meet their guidelines. Eligibility often depends on income, purchase price, location, and whether you have owned a home recently.

With every buyer we work with, we take the time to find out whether any of these programs fit your situation. A program you qualify for can reduce the cash you need at closing in a meaningful way, and it would be a shame to leave it on the table.

We also work with reputable lenders we trust, professionals who take the time to explain your options, answer your questions, and look for every program that could help you. You will never be pressured toward a product that does not serve you.

Should I wait, or can I do this on my own?

Should I wait for interest rates to drop? No one can reliably predict where rates will go. What we can do is compare what you would pay today, what you are paying in rent, and what waiting may cost you. Then you make the decision with real numbers in front of you.

Can I buy without an agent and save money? You can. Before we tour a single home, we sign a short written agreement that spells out exactly how we are paid, so there are no surprises, and that cost can often be negotiated into the transaction. What you gain is an advocate whose only responsibility is protecting your interests in the largest purchase you have ever made.

How we'll find your first home together

We use a clear four-step buying plan, and every step has a purpose. You can read the full plan on our how we help buyers page. Here's the short version for a first-time buyer:

  • Get ready. Pre-approval, your budget, and your must-haves, written down.
  • Get educated. You learn the market you're buying in, so a good house at a fair price is easy to recognize.
  • Get aligned. We agree on strategy before an offer, not in a panic after a showing.
  • Get it locked. Offer, inspection, appraisal, and closing, with us walking you through each one.

Prefer to start by watching? Our first-time buyer video series covers pre-approval, offers, inspections, and closing day in short, easy videos.

Through all of it, ask us anything. "That's a great question, let us explain what it means" is something our clients hear from us a lot.

First-time buyers across Minnesota

We help first-time buyers in communities all across Minnesota. Some want room to grow in Woodbury or Cottage Grove. Others want a shorter commute from Brooklyn Park or Bloomington. Every town is different, and part of our job is helping you see the tradeoffs in each one before you pick.

Not sure where you want to live yet? That's normal. Start with the budget and the lifestyle, and the right towns usually show themselves. You can also look through our current listings and recent sales, or read the bigger picture on buying a home in Minnesota.

Frequently Asked Questions

When should a first-time buyer contact a real estate agent?

Before you start touring homes. Talking early helps you understand your budget, your cash to close, and how offers work, so you're ready when the right house appears. It costs nothing and commits you to nothing.

How much can I expect to spend during the home buying process?

Plan for a few separate costs at different stages. Earnest money is a deposit you submit with your offer, and it is credited toward your purchase at closing. The home inspection is paid during the inspection period. The appraisal is usually ordered by your lender. At closing, you pay your down payment and closing costs, which can include lender fees, title services, prepaid taxes, and homeowners insurance. Your lender gives you a written Loan Estimate early on, so you can see your expected cash to close before you commit, and we review it with you line by line.

What credit score do I need to buy a home in Minnesota?

There is a credit score lenders look for, and it depends on the loan program. Some programs accept lower scores than many people expect. If your credit is not where you want it to be yet, that is not a reason to wait to talk with us. It is a reason to start now. We connect you with reputable lenders who review your credit with you and give you a clear, step-by-step plan to improve it, so you know exactly what to work on and when you will be ready to buy.

Are there first-time home buyer programs in Minnesota?

Yes. Minnesota Housing offers loan programs and down payment and closing cost assistance for first-time buyers who qualify. A lender confirms which programs fit your income, location, and loan type.

Should I go to a builder's model home without an agent?

No. The consultant at a model home works for the builder. Bring your own agent from the very first visit so someone is looking out for your interests from the start.

How long does it take to buy a first home?

It depends on how ready you are when you start. Once you have an accepted offer, closing often takes about 30 to 45 days. The time before that, learning and searching, varies from a few weeks to a few months.
