Should I Buy New Construction or a Resale Home in Lakeville, MN?
The short answer
Should you buy new construction or a resale home in Lakeville, Minnesota? Choose new construction if you have time to wait and want to pick your finishes, and choose a resale home if you want to move sooner, negotiate on a finished house, and see exactly what you are buying. I'm Lesley The Realtor, a REALTOR® with Bridge Realty, and our team at Dream Homes Minnesota helps buyers in Lakeville and across the Twin Cities compare both paths before they commit to either one.
Lakeville has newer neighborhoods and active new construction across more than 38 square miles, so many buyers here end up weighing both. Here is how we help them decide.
How do new construction and resale homes compare in Lakeville?
- Timeline. A resale home can close in weeks. A home still being built can take months, and dates can move.
- Choices. With new construction you often pick the floor plan, finishes, and upgrades. With resale, what you see is what you get, and you update over time.
- The contract. A resale purchase uses the standard Minnesota purchase agreement. A builder uses its own contract, written by the builder.
- Negotiating. On a resale home you negotiate with the seller on price, repairs, and terms. With a builder, the room to negotiate is often in upgrades, lot premiums, or closing costs rather than the base price.
- Condition. A new home starts with new systems and a builder warranty. A resale home has a history you learn through the inspection.
What should I know before I walk into a Lakeville model home?
The model home is built to sell, and the person greeting you works for the builder. Three things protect you:
- Bring your agent on your very first visit. Many builders only work with your agent if they were with you from the start. Signing in alone can mean going without your own representation.
- Ask what the model includes. Models often show upgrades. Ask for the price of the home as the standard version and a written list of what is extra.
- Ask about the lot. Lot premiums and which lots are left can change the price as much as the floor plan.
What is different about a builder's contract?
A builder's purchase agreement is written to protect the builder. Before you sign, we read it with you line by line and look for:
- What happens to your earnest money if your loan or your current home sale falls through
- How the builder can change the completion date, and what you can do if it runs late
- Whether you can use your own lender, and what incentives depend on using the builder's lender
- What the warranty covers, for how long, and how you make a claim
- When and how you can walk through the home before closing
If something in the contract worries you, it is often worth having a Minnesota real estate attorney review it too.
How long does a new build take, and how do I plan around it?
It depends on the builder and whether the home is already under way. A home that is already framed or nearly finished moves faster than one not yet started. Plan for these:
- Your rate lock. Ask your lender how long it can be held and what an extension costs if the build runs late.
- Your current lease or home. Line up your move-out date with a realistic finish date, not the earliest one.
- Your decisions. Finish selections have deadlines. Missing one can delay the build.
Do I need an inspection on a brand-new Lakeville home?
Yes. A new home passes city inspections, but those check code, not everything a buyer cares about. We recommend a private inspection before the drywall goes up, if the builder allows it, and a final inspection before closing. Ask for radon testing too, which is common in Minnesota. Before the builder's warranty ends, an inspection can catch items to fix while they are still covered.
On a resale home, the inspection is your main look at the roof, furnace, water heater, windows, and basement. We go through the report with you and decide together what to ask the seller for.
What trade-off comes with buying in Lakeville?
Lakeville often means a newer home for the price, with a longer drive to either downtown. Interstate 35 is the main route north. It splits into Interstate 35W toward Minneapolis and Interstate 35E toward St. Paul, each roughly 20 miles away. Drive your real commute at rush hour from any neighborhood you are considering, new or resale.
Lakeville Area Schools serves most of the city, and Rosemount-Apple Valley-Eagan and Farmington serve parts. Confirm the district and the schools for any address with the district. That matters on new construction too, since a new neighborhood's district depends on where it sits.
What mistakes do Lakeville buyers make choosing between the two?
- Comparing a base price to a finished resale home. Add the upgrades, lot premium, window coverings, and landscaping before you compare.
- Trusting the first completion date. Build in a cushion for your lease and rate lock.
- Skipping the inspection because the home is new. New does not mean perfect.
- Taking a builder incentive without checking the rate. Compare the builder's lender offer with at least one other lender.
- Ruling out resale too early. A resale home in a newer Lakeville neighborhood can give you a similar house sooner, with room to negotiate.
What does buying in Lakeville look like with our team?
- A first conversation. We learn what you want, your timeline, and whether waiting for a build fits your life.
- Pre-approval. We connect you with a lender so you know your numbers. In Minnesota, you sign a buyer agreement before touring, and we explain it first.
- Both paths, side by side. We tour resale homes and visit model homes with you, then compare the full monthly cost of each.
- Your offer or builder contract. We show you what similar Lakeville homes sold for and negotiate for you on either path.
- Inspections to closing. We track every deadline, from finish selections to your final walk-through, and review the closing statement with you before you sign.
